Within walking distance to major employers and educational facilities in addition to a direct connection to the skyway, the Historic 3rd Street (or H3) Project will be an amazing addition to Rochester’s downtown business district.  The growing vibrant nightlife found in this historic district will receive yet another boost as the H3 project, designed to be a premier office building, will also be home to a main level restaurant with urban sidewalk seating and a rooftop bar and lounge with spectacular riverfront and downtown views.

The rooftop lounge will feature windows on three sides for panoramic views of the city as well as an area that is open to the stars and the sounds of the city. You could say “the sky is the limit” with the potential of this unique entertaining and dining experience.  Floors two through six of the seven story building will each be home to approximately 5,500 square feet of Class A office space, with a common elevator lobby and skyway connection at the second level.  

The building’s exterior is designed to be a contemporary take on classic principles, blending it well into the Historic 3rd Street and Broadway architecture while distinguishing it as a key anchor component to Historic 3rd.  The columnar design elements flanking a span of curtain wall windows and metal panels, and a classical base,  middle,  and cap building articulation help provide visually pleasing proportions that break the building down to a more human pedestrian scale.   A metal canopy near the top of the building will be lit from below to cast a soft, beaconing light onto the surface, becoming a main design feature of the building. 

The abundant windows on each facade flood the work spaces, restaurant, and lounge areas with natural sunlight and spectacular views. These same windows, along with the building’s reflective lighting design and the city’s skyline as an ever evolving background, H3 Plaza on Historic 3rd transform into a destination for work and entertainment.

In a measure to reduce solar heat gain, sun shades have been added to the windows on the south facade for more efficient heating and cooling comfort levels and natural lighting. On the penthouse level high above, occupants will enjoy a panoramic view of the city, as the exterior is nearly all glass.  The focal canopy above will help shade the sixth level penthouse from the hot sun in the summer, while defining its unique character.  

Restoring the history and advancing the future, the Historic 3rd Street Project with its added amenities will attract many to our great city of Rochester, MN and its thriving downtown, both during and after business hours.
